25 dials, 5 conversations. Every day. Four listings a month follow.
Waiting for SureSend…
Targets 4 · 7 · 7. Lacking under 75%, sufficient to 100%, ahead beyond. Days on market = agreement signed + 7. Price reviews at day 15, 30, 70, 100.
Listing and buyer agreements together. Volume is list price for listings and budget for buyers — the middle of the range when no figure is set. GCI is only what's recorded on each contract; blanks count as $0 and are linked to fix.
A listing counts when its TSG Listing Agreement reaches Agreement Signed or beyond, by the month the contract was created.
Top to bottom is the funnel. Green is on pace for four a month, amber needs attention, red is half or less.
Every listing by name. Active shows the market clock and what it says to do; an offer on the table pauses price reviews, an offer that dies restarts them with a strategy review.
Sellers are timed from the MLS list date, buyers from the day the agreement was signed; each group shares one scale. The coloured stretch is the wait since the last move — for a seller a price change, for a buyer a needs-analysis review. Amber at 15 days, red at 30, pulsing red at 70, one step worse past day 100. Circles are those moves. Faded colour is time this page could not see: before the price log began, or older than the 60-day appointment window. A review done on a call leaves no appointment, so mark it on the row.
Red is leaking money or time. Amber is tracking that will make the number lie.
Counts, not dollars — one large sale should not make a quiet month look busy. Closing date where recorded, last activity otherwise.
The numbers
The list is made for you. Tap a number to dial; log the outcome in SureSend so tomorrow's list is right.
Calls from your iPhone that aren't in SureSend yet. Toll-free and already-logged calls are hidden. Add a note, then Log — it lands on the contact and counts toward Win the Day.
One entry per person per day, filed on the contact with who said what. Matched contacts log themselves; these are the numbers SureSend doesn't recognise. Hidden numbers never appear.
From the SureSend call log and calendar. A conversation is any call of two minutes or more, taken or placed; an appointment is met when its outcome is logged.

Pace at four a month: 30 conversations and 2.5 seller consultations set a week, 2 met. Week runs Monday to Sunday.
The story is what SureSend knows. The blank is what only you know. Search reviews at day 14, 30, 60, 90.
Live counts from SureSend tags. Inner rings get your time; outer rings get your systems.
Sorting progress appears once counts load.
Two questions decide it. Has this person sent you business, and is there a real relationship underneath. Referral history outranks depth — one referral puts someone in Ring 2 no matter how thin the rest is.
Ranked by the signals that suggest a two-way relationship. Reasons are shown so you can judge the ranking, not just trust it.
Two halves: is the record complete enough to work, and has it been worked. Scored across everyone with a ring.
Completeness is half the score: phone, email, mailing address, stage, and — for Core and above — a DTD2 letter group. Engagement is the other half: Core and above called in the last 90 days, Met called in the last six months (two calls a year), any activity in the last year, and nobody left never-contacted.
Every question arrives with this month's pace, the ring counts, the pipeline and the open flags already attached — so the answer is about this business, not real estate in general.
Standing context, sent with every question. Paste your ChatGPT memories here — Settings, Personalization, Manage memories — plus anything else it should never have to be told twice.
Assumptions: your SOI consultations close near 67%; paid-setter and cold consultations close nearer 40%, so the blended rate is set at 50%, which requires 8 attended a month, not 6. If your close rate proves higher, the conversation number drops. The week is the unit because a month is too long to correct and a day is too noisy to judge.
The rule: if a task does not produce a signed listing agreement or protect a client relationship, it is not yours. TC/admin and the photographer are already paid for; this is what they should be carrying today.
| Task | Owner | When | Trigger in SureSend |
|---|---|---|---|
| Agreement Signed → Active checklist (photos booked, MLS input, disclosures, sign, lockbox, launch marketing) | TC/admin | Now | Stage → Agreement Signed creates the task set on the TC, not you |
| Booking and confirming the photographer, walk-through for pictures | TC/admin | Now | "Walk-through for pictures" appointments owned by TC; you attend none |
| Everything Under Contract → Closed, including attorney and lender chasing | TC/admin | Now | Stage → Under Contract; any task on you here is a flag on this page |
| Appointment logging hygiene: every consultation typed, every outcome set within 24h | TC/admin | Now | Weekly audit task; the flag list above is the checklist |
| Consultation Held follow-up cadence (day 3, 7, 14, 30) — task creation, not the call | SureSend automation | Now | Stage → Consultation Held; you make the calls, the system remembers |
| Seller update loops, price-review reminders, post-close nurture | TC/admin + automation | Oct | Existing P0–P6 suite; TC owns the queue |
| Setting seller consultations from cold and aged leads | YourDials (test) | Oct–Nov gate | Appointments created with type "Seller Consultation" and lead source set |
| Prospecting, DTD2, seller consultations, pricing, negotiation, recruiting | You | All year | These never move |
The appointment record is the weakest link in the funnel. Three defects, each with a fix that takes an afternoon.
What the scoreboard needs to count right. Each line is one record to fix.
Entered once per listing and kept for good. The number is checked against your own feed the moment you enter it, then read nightly for the real days on market and the real price — which is where every price review date comes from.
